A smart solution for an existing building

On Lomanlaan in Utrecht, two residential towers with a total of 119 apartments have been cleaned by a robot from Kite Robotics since 2022. When it became evident that the existing cleaning method, cleaning from inside, was not effective, property manager REBO and building owner Syntrus Achmea turned to Kite Robotics for a solution. The question was simple: can this building be cleaned with a robotic system? The answer turned out to be yes. One robot now handles the automatic window cleaning of both towers. Safely and efficiently, without inconveniencing the residents.

Minimal impact with Kite roof fixtures

Installing the robotic system on this existing building called for a smart and subtle approach. One of the key advantages of the Kite system is its minimal impact on the building structure. The forces exerted by the robot are low, eliminating the need for additional steel frameworks or structural reinforcements. This not only reduces costs but also results in a significant CO₂ saving. The anchor points were installed quickly and easily. They consist of fixed roof bases with rotating arms that neatly fold away behind the parapet when not in use. Even the existing solar panels posed no issue, thanks to the system’s small footprint.

Water filtration system and robot programming

A single reverse osmosis water filtration system was installed in the basement to serve both towers—a logical choice given the limited available space and the cost savings it provides. Only one robot is needed for both towers. All façades have been pre-programmed into the robot’s software, allowing the operator to easily select the desired façade using a remote control. The system is fast: an entire tower can be cleaned in just one day. Residents benefit from the system without any disturbance—no one is looking inside, and no one is suspended from the façade—ensuring maximum privacy. This project demonstrates that the robot is not only suitable for new construction but is also highly effective on existing buildings.

Ground level fixtures: compact and integrated

For the Lomanlaan location, wall anchors were chosen as the lower attachment points. While various fixture types are available — for installation either in the façade or in the ground — wall mounting proved to be the fastest and most practical solution with minimal impact. Thanks to the smart quick-coupling mechanism, the winch can be securely locked in just two seconds, enabling efficient and safe operation. When not in use, the fixtures are virtually invisible: compact, discreet, and fully integrated into the façade design. A well-considered choice that balances both functionality and aesthetics.
